Job Description

Section 20 Consultation Officer Location: Central London– Hybrid (2 days office / 3 days home)
Rate: £27.23 per hour (Umbrella)
Contract: 3 months ongoing
Hours: 36 hours per week

Key Responsibilities

Manage end-to-end Section 20 and Section 20B consultation processes for allocated schemes and contracts
Calculate and issue Section 20B Notices within statutory timeframes to maximise income
Provide Section 20 advice and support to Property Management, Managing Agent Relationship teams, and other stakeholders
Attend resident and stakeholder meetings related to consultation and delivery of works
Respond to leaseholder, solicitor, and resale enquiries relating to consultation and invoicing
Liaise with internal departments, auditors, regulators, and external stakeholders to support accurate financial accounting
Support the preparation of management information, performance reports, and service charge data
Collate and calculate financial records for major works and service charge demands
Prepare responses to complaints and enquiries from MPs, Members, Housing Ombudsman, and other bodies
Support S20 dispensation applications and attend court or First Tier Tribunal (Property Chamber) hearings where required

About You

Strong knowledge of service charge and major works legislation
Detailed understanding of Section 20 and Section 20B consultation requirements
Knowledge of the Landlord and Tenant Acts, statutory instruments, and regulations
Experience of major works calculations and property/service charge accounting
Excellent customer service and communication skills (written and verbal)
Confident handling leaseholder queries and complaints
Strong organisational skills with the ability to manage competing deadlines
Good working knowledge of MS Office and property/CRM systems
Able to quickly learn and adapt to new IT systems
